Welcome to North Central Florida.
North Central Florida is an area rich in beauty and serenity. Just one visit and you will understand why Stephen Foster immortalized the region with the song "Old Folks at Home".The climate is very pleasant, with mild winter months and hot summer days that are frequently cooled by brief afternoon thundershowers. Approximately 60 inches of rainfall occurs here each year.
North Central Florida offers a wealth of things to do for the nature lovers such as hiking, biking, horseback riding, camping, beautiful municipal parks, state parks and the Osceola National Forest. And, for you history buffs, Lake City is the host for the Olustee Battlefield Festival and re-enactment every year during the month of February.
Divers come to our area from all over the world to explore our crystal clear springs and underwater caverns.
The lakes and rivers provide exceptional fishing, boating, canoeing, and swimming. The pristine Ichetucknee Rivers offers tubing and snorkeling for most of the year.
North Central Florida is rich in history with historic sites dating back to 1539 when Hernqando Desoto and his men trekked through the area. Here you will find unique museums like Columbia County Historical Museum, famous for it’s collection of Civil War artifacts. There is also the Suwannee County Historical Museum, located in Live Oak. And of course, right our of Lake City is the site of the Battle of Olustee.
There are festivals and special events available in the area throughout the year. Lake City places you within a mornings drive to virtually al of Florida's theme parks and major tourist attractions such as Disneyworld, Epcot, Disney MGM, Universal Studios, Seaworkd, and Cape Canaveral. Plus, you are a day's drive to beautiful Miami or the Florida keys.
Sports fans will enjoy being with a short drive of Jacksonville for NFL football with the Jaguars and Minor League Baseball with the Suns. NCAA sporting events are abundant here as well with the Gators in nearby Gainesville along with Greyhound Racing.
The public school systems in North Central Florida provide very good education and are improving every year. New teachers are required to pass a competency examination, undergo continuing education, and re-certify every five years. Our schools concentrate on the basics while preparing the students for a high-tech future. Higher education is available through Lake City Community College in Lake City, North Florida Junior College in Hamilton; both of which offer educational programs ranging from liberal arts to nursing with a two year associate degree. Two of Florida's nine major Universities are within a couple hours drive from our area such as the University of Florida in Gainesville and Florida State University in Tallahassee.
Healthcare is provided by three hospitals in Lake City, one of which is the VA Hospital. Shands at the University of Florida is an hour away and the Mayo Clinic is less than a 90 minute drive from Lake City.
The business climate is thriving here with many well known companies opening plants or office facilities here to take advantage of Florida's favorable tax structure for business and North Central Florida's excellent access to Interstate Highways 10 and 75. We currently have no state income tax and the state offers homestead exemption to homeowners. Many of our communities still do not have association fees.
If your idea of recreation is shopping, you'll be delighted with North Central Florida's many choices. We have malls and shopping centers, independently owned shops and quaint downtown shopping districts complete with antique stores and even an old fashioned soda fountain.
This is truly an area of sunshine, fresh air, and comfortable, casual living. We are an area of beautiful homes, pleasant neighborhoods and happy, friendly people living a fabulous lifestyle in Florida's year-round sunshine. Homes here range from elegant and ornate older homes located in historic neighborhoods to spectacular new executive homes in new developments. Beautiful and moderately priced homes ideal for raising a family, retirement, or vacation get always are found here. We have many amenities such as community pools, golf courses, tennis courts, country style properties with acreage and more. Here you will find golfing communities, homes on lakes or waterways where you can park you boat right outside your door, an airpark with homes with hangars for your personal airplane as well as homes in every imaginable style, floor plan and price range.
